The approved Zoning Bylaw has been updated and reorganized, and it contains several new provisions to implement the 2014 Northfield Master Plan. Implementation provisions include the establishment of three new districts – Planned Development, Recreational Tourism, and Village Center – and options to include business uses on farms to help farm properties remain viable. The purpose of the Planned Development District is to allow a variety of uses and provide for a concept plan special permit process to encourage the development of the former Northfield Mount Hermon School campus. Each district provides for some uses "by right" that currently requires a special permit or that are not included at all in the Town’s former Zoning Bylaw. Also, the approved Zoning Bylaw allows the Planning Board to grant certain special permits and to conduct a site plan review process for nonresidential uses in all districts. The approved Zoning Bylaw also retains and updates the Residential-Agricultural (RA) and Residential-Agricultural-Forested (RAF) districts, the Water Resources District, Floodplain District, and Solar Overlay District. District boundaries affected by any aspect of the approved Zoning Bylaw are shown on approved Zoning Map amendments.
